  • SMOKE DETECTORS – THE LAW REQUIRES THERE BE 1 IN EVERY BEDROOM, AND 1 OUTSIDE SLEEPING AREA
  • CARBON MONOXIDE DETECTORS – THE LAW REQUIRES 1 ON EACH FLOOR, OUT OF REACH OF CHILDREN
  • WATER HEATER STRAP
  • WALLS – ALL HOLES PATCHED (including nail holes) AND PAINTED, walls should be clean – free from marks
  • CARPETS – CLEAN AND FREE OF STAINS AND TEARS
  • CERAMIC TILE GROUT FLOOR AND COUNTERTOPS – CLEAN
  • OUTLETS – ALL WORKING, WITH COVERS
  • LIGHTS – ALL WORKING, NO BURNT OUT BULBS
  • HVAC – WORKING AND FILTERS REPLACED
  • WINDOWS – ALL OPEN, CLOSE AND LOCK PROPERLY WITH SCREENS FREE OF TEARS
  • PLUMBING – WORKING PROPERLY, FREE OF DRIPS AND LEAKS
  • HOUSE CLEANED – CHECK OVENS, MICROWAVES, SHOWERS/TUBS, BLINDS, WINDOWS
  • LARGE OUTSIDE TRASH CANS EMPTY
  • SPRINKLERS – TIMER SET, ADJUSTED SHOULD NOT BE HITTING HOUSE, AND WORK PROPERLY
  • UTILITIES TO REMAIN ON UNTIL TENANT MOVES IN
  • LIST OF ALL UTILITY COMPANIES FOR TENANT
  • HOUSE KEY – GIVE 3 KEYS TO PROPERTY MANAGER (Locks will be rekeyed prior to tenant move-in)

  • Drake Properties will also need to be added as an Additional Insured to your property insurance. You will want to call your insurance company and inform them that the property is now a rental. Your policy will need to have changes made to limits and liability. These changes and additions should not cost you more, but actually save you money because you are not insuring all your personal belongings.
