There’s a lot of competition for rental properties in the midewest. As a result, one of our duties as your professional property manager is to ensure that your rental is exposed to as wide an audience as possible. Our extensive marketing and advertising program places your property across top rental sites such as: Zillow, Trulia, Hotpads, Craigslist and many more. We’ll also post your rental property to social media websites like Facebook and Pinterest, and even make a YouTube video at no cost to you. Additionally, as part of our standard property management agreement, your rental property will also be placed in the Multiple Listing Service (MLS) which helps to guarantee the most exposure possible to potential tenants.
Why Choose Us For Your Property Management Needs?
At Annex management, we see the value in meeting your future tenant face to face. That’s why we personally show your rental property to prospective tenants ourselves. Some property managers hand out keys in exchange for a deposit, but we don’t. We take the time to schedule showings and personally meet the tenants at the property.
This may be the most important of all the services that we provide. Screening and selecting a quality tenant for your property is crucial to having a positive rental investment experience. We conduct a thorough screening on potential tenants that includes: credit and criminal background checks, national terrorist action list, sex offender’s registry, employment and residential verification, and a screening for bankruptcy and past evictions — at no additional cost to you. We handle everything from moving your qualified tenant in to rent collection and all other day-to-day affairs pertaining to your property.
Unfortunately, gone is the day when all you needed was a handshake for an agreement to rent your Property. You need a signed agreement along with the proper disclosures that are clear and will hold up in the event of a dispute. We prepare the lease and all pertinent supplements necessary to protect you and your interests. We use only Wisconsin Association of Realtors forms that have been reviewed by attorneys and are up-to-date on current landlord/tenant laws
Once your property is rented, taking care of it is our number one concern, and that is the primary reason we conduct inspections upon move-in and move-out that include photo documentation of the property’s condition. Additionally, we conduct routine inspections every 6 months to ensure that issues are addressed in a timely manner. Our trusted contractors conduct any needed maintenance or repairs promptly, keeping your investment in excellent condition and maintaining the value of your property.
